SettleIQ: Extending an AI Conveyancing Chatbot to Automatically Review Sale-of-Land Contracts

Brief

This client’s conveyancers were already using an AI chatbot we’d built for them to handle day-to-day queries, but every sale-of-land contract still had to be reviewed manually, so we extended the platform with a new contract review feature that lets conveyancers automatically review sale-of-land contracts for both buyers and sellers, turning a tool they already trusted for questions into one that now saves them real time on document review too.

Problem

Reviewing a sale-of-land contract means working through pages of standard conditions, special conditions, and clauses – checking for anything unusual, anything that needs flagging to a buyer or seller, and anything that deviates from what’s standard. These documents can span hundreds of pages and carry historical references going back over 50 years, so details are easy to miss when the review is done by hand. Every conveyancer on the team was doing this manually, contract after contract, for every transaction that came through. None of it is difficult work in isolation, but at volume it adds up to a significant chunk of every conveyancer’s week – time that could go toward higher-value client conversations instead of re-reading contract conditions that are often nearly identical from one deal to the next.

Solution

We built a contract review feature directly into the client’s existing AI chatbot platform, letting conveyancers upload a sale-of-land contract and get an automated review covering the terms and conditions relevant to both the buyer and seller side of the transaction.

Rather than combing through hundreds of pages and decades of historical references by hand, the tool synthesises all of that information into a structured format, giving the buyer or seller exactly what they need to protect themselves when negotiating.
