Capital Legal, in partnership with five of WA’s most respected settlement agencies, engaged us to build SettleIQ: an AI legal assistant trained on the combined knowledge of all five agencies. Real estate professionals ask a question in plain English and get an instant, context-relevant answer, with every response referencing the source documents it came from. The knowledge base stays current through weekly automated scraping of Landgate, RevenueWA and FIRB, and the agencies control exactly what the AI knows through a custom admin centre. We host, maintain and continuously extend the platform in production, so the agencies never have to think about the infrastructure.
In WA property settlement, the same questions come up again and again. What does this clause in the contract mean? How does stamp duty apply here? What happens if settlement is delayed? Real estate agents need answers fast to keep transactions moving, and the settlement agencies they work with are the ones who cop the questions. For the agencies, that meant experienced settlement agents spending hours every week answering repeat enquiries, scouring internal resources, trawling Landgate and government websites, and writing out explanations they’d given hundreds of times, all at the expense of the actual settlement work clients were paying for. Because WA property law and regulatory requirements shift constantly, even internal reference material went stale fast.

SettleIQ is an AI legal assistant for WA settlement law. A real estate professional types a question in plain English and gets a real-time answer drawn from curated documents supplied by the five agencies, live regulatory content, and custom instructions written by WA settlement experts. Every answer references the documents it came from, so users can trust what they’re reading and verify it in one click.

This solution was deployed, hosted and maintained by AI Advancements and is currently running in production.
SettleIQ is live in production, rolled out by the agencies to their real estate partners. The repeat questions that used to interrupt settlement agents several times a day now get answered instantly, with sources, without a human in the loop. That’s hours back every week per agent for the work that actually needs their expertise, and faster answers for the agents and clients on the other end. SettleIQ has also become more than a time-saver, sitting at the centre of the agencies’ partner offering, with a referral system connecting buyers and sellers to the right settlement agency and turning the AI assistant into a genuine lead channel. What began as a small beta has grown into an evolving platform, with contract review, a partner portal and a continuous feature roadmap shipped through our ongoing partnership with Capital Legal.
